Miami-Dade is 2,701,767 people and 67.0% of residents aged five and over speak Spanish at home. In the City of Miami it is 68.6%, and 57.7% of city residents were born outside the United States. This is not a market where bilingual capability is a nice differentiator on a listing presentation. It is the operating condition of the phone.
The buyer mix compounds it. Nationally, the largest sources of foreign home buyers are Canada, Mexico, China and India. South Florida's list is a different continent: Colombia at 15%, Argentina 12%, Mexico and Brazil at 7% each, Venezuela and Canada at 5%. Miami-Dade alone took $3.2 billion in foreign residential purchases in 2025, foreign buyers accounted for 15% of South Florida dollar volume against 2% nationally, 51% of those transactions were all cash, and 51% of international buyers bought condos.
Argentina, Brazil and Chile run at UTC−3, one to two hours ahead of Miami. Spain and Italy — together 7% of the South Florida foreign-buyer list — are six hours ahead. Add those to Colombia and Peru on UTC−5 and a meaningful share of your enquiries arrive before your office opens or after it closes. A 3pm enquiry from Madrid lands at 9am here; a 9am call from Buenos Aires lands at 7am.
An AI voice agent answers on the first ring at any hour, in English or Spanish, qualifies against your criteria, and books to your calendar. Outbound AI calling works your lists on a schedule you set, and missed-call text-back converts an unanswered call into a live text thread instead of a voicemail nobody checks.
Weekly WhatsApp use among online adults runs at 75% in Argentina and Mexico, 73% in Colombia and 71% in Brazil, per the Reuters Institute's 2025 survey. A buyer from Bogotá or São Paulo who has just spoken to your AI agent will often want the follow-up on WhatsApp, not email. Bilingual and multichannel follow-up keeps that conversation in the language and the app the buyer already lives in, with the preference stored on the contact so nobody rediscovers it next month.
Local geography reinforces the point. In Doral, 41.0% of residents are of Venezuelan origin. Coral Gables hosts more than 140 multinational corporations and over 20 consulates and foreign government offices. Greater Downtown Miami has passed 101,000 residents, up from roughly 41,000 in 2012.
Most agents know Florida Statute 553.899, the state milestone inspection: condominium and cooperative buildings of three or more habitable stories, at 30 years and every ten thereafter. Fewer are fluent in the second layer. Miami-Dade County Code section 8-11(f) runs its own recertification program — shortened from 40 years to 30 — and it is broader in two ways that matter on a call. It applies to essentially all buildings, not only condos, with no three-storey minimum, and it certifies the building electrically safe as well as structurally safe. Once noticed, owners have 90 days to submit the report and 150 days in total to complete repairs. A three-storey Miami-Dade condo at 30 years is therefore inside both regimes at once, plus the Structural Integrity Reserve Study.
The market reflects the strain. In July 2026 Miami-Dade condos sat at 12 months of supply against 4.8 for single-family. The condo median was $400,000, down 1.48%, while single-family was $685,000 and up 3.79%. Condo median days to contract stretched to 86 from 65 a year earlier — single-family did not move at all — and 47.5% of condo sales closed in cash. Statewide, OPPAGA counted 8,736 completed phase-one milestone inspections and 1,575 phase-two inspections over 2024–2025.
None of that is a reason to avoid condo leads. It is a reason to qualify them on the first call: building age and storeys, milestone and recertification status, pending special assessments, current maintenance, financing. The AI captures it, writes it to the record, and you decide what is worth your afternoon.
Yes — outbound and inbound, and it continues in Spanish when the person answers in Spanish rather than pushing an English script. Ask for sample calls in both languages on the demo and judge the voice yourself.
Yes. Given weekly WhatsApp use above 70% among online adults in Colombia, Argentina, Brazil and Mexico, it is often the channel a Miami international lead prefers over email.
Whatever you define — building age and storeys, milestone inspection status, Miami-Dade recertification status, pending special assessments, monthly maintenance, cash or financed. Verify any specific building with the county; nothing here is legal advice.
